- To secure a reservation for up to one week, we require a payment
by credit card, check, or money order for the first night stay plus a security
deposit of $300. The balance is due upon check-in
- To secure a reservation for longer than one week or
during holiday periods (Thanksgiving, Christmas, New Year, July 4th, Spring
Break, and Memorial & Labor Day) we require
payment by credit card, check, or money order for 50% of the total amount
due plus a security deposit of $300. The
balance is due upon check-in.
- To secure a reservation for holiday periods
(Thanksgiving, Christmas, New Year, July 4th, Spring
Break, and Memorial & Labor Day) we require payment by
credit card, check, or money order for
50% of the total amount due plus a security deposit of $300. The balance is due 30 days before check-in.
- For reservations/deposits not secured by credit
card, your reservations will be held for 7 days pending receipt of your
cash/check deposit. The cash/check deposit ($5 per night cash
discount allowed)
should be made out to Winter Springs LLC and mailed to:

- Our Rates and Policies are subject to change without notice.
Rates are based on up to four-person occupancy. Extra persons
are $20-$25 per person per night ($140-$175 per week).
- The security deposit is refundable within 48 hours
after departure, provided there has been no damage to the premises.
- Due to our intimate size cancellations and
reservation changes effect us significantly so we adhere to a strict
policy. All cancellations and reservation changes are subject
to a $100 processing fee. If you cancel and have paid by credit card, we will deduct 3% of amount paid.
- Cancellations communicated more than 30 days from your scheduled
arrival date will receive a full refund. Cancellations made
less than 30 days will be refunded in full only if the reserved time
can be re-booked at the same rate. In the event that we are
able to partially fill your cancelled space, we will refund the
recovered amount.
- Check out time is 11 a.m. We appreciate your cooperation in
adhering to check-out times so that we can prepare for our arriving
guests. Extensions will gladly
be granted when possible.
- Please arrive no earlier than the 4
pm check-in time.
- Reservations for stays shorter than the stated minimums are
subject to an additional fee of up to $100 - depending on the home.
- We trust our guests will
respect our homes and leave them in a condition that requires only
normal cleaning.
- Smoking is allowed outside of homes only.
- We consider pet
stays in advance and in those cases a fee of $50 per pet per
stay
is collected. (Pet
Policy) No pets
are allowed without prior approval.
- In the event that the home's key is misplaced, a
lost key fee of $50 will be assessed.
